The Overview
PNC is a big American bank — the sixth largest — headquartered in Pittsburgh. It takes deposits, makes loans, manages money for wealthy clients and provides treasury services to companies. There is nothing exotic about it.
Last quarter was unusually good. Revenue rose 21% compared with a year earlier, which for a bank of this size is a lot, and profit per share rose 26%. It has beaten analysts' forecasts five quarters in a row, by an average of 9%.
Here is the honest problem with this report. We cannot tell you why. Banks file a detailed quarterly report with the regulator, and PNC's for the June quarter has not been filed yet. The press release that would have explained the numbers exists, but it was attached to a filing as a separate document that our archive did not capture. So we can see that revenue grew 21% and we cannot see the loan losses, the capital cushion, the interest margin or the deposit balances that would tell us whether that growth was healthy. For a bank, those are the numbers that matter most. We say so rather than guessing.
On price: the shares cost $254.14, which is within half a percent of their highest price in the past year, after rising 37% over twelve months. That is about 12 times what analysts expect PNC to earn in 2027 and about 2.2 times the tangible book value of the company — a fair, ordinary price for a good bank. Forty-six analysts follow it and they are almost exactly split: 23 say Buy, 22 say Hold, one says Sell. Their average target of $279 is 10% above the price.
The dividend is $7.10 a share, a 2.8% yield, and it takes up less than a third of profits, so it is well covered.
Our estimate of fair value is $270, about 6% above the price. That is a Hold: a good bank, fairly priced, bought at its high, with the most important risk disclosures temporarily unavailable.

The supports: $573,572 million of total assets and $60,585 million of equity at 2025-12-31, a book value of $158.18 and a filing-basis TANGIBLE book value of $115.91 per share, a 12.3% return on equity, a dividend of $7.10 covering only 29.9% of trailing earnings, a beta of 0.897, and revenue that accelerated to +21.4% in the June quarter with five consecutive earnings beats averaging 10.2%. Goodwill of $10,959 million against $60,585 million of equity is 18.1% — modest for a bank built partly by acquisition. Against that, five exposures. First, the price: 0.4% below the 52-week high after a 36.7% twelve-month return, at 2.19x tangible book, with the street's consensus target only 9.9% away and 22 of 46 analysts at Hold. Second, and specific to this file: THERE IS NO JUNE-QUARTER 10-Q AND NO EXTRACTED EARNINGS RELEASE, so the capital ratios, credit metrics, net interest margin and deposit balances that determine a bank's risk profile are simply not available — the most recent complete financial statements are from 2026-03-31, and no common equity Tier 1 ratio, charge-off rate or allowance coverage appears anywhere in the extracted text. Confidence is lowered accordingly and this is the single largest analytical gap in this dive. Third, the revenue acceleration is unexplained: +21.4% in a quarter is extraordinary for a commercial bank and the archive gives no driver, no acquisition and no segment detail for the period. Fourth, PNC issued $2,000 million of senior notes on 2026-07-21 — $1,000 million at 5.463% due 2037 and $1,000 million at 4.831% due 2030 — which postdates every statement in the payload. Consensus wants EPS of $19.010 in FY2026 (14 analysts), $21.527 in FY2027 (15) and $23.883 in FY2028 (8) — and the FY2026 figure implies second-half growth of only 8.7% against a first half that grew 21.8%, so the estimates are behind the company as they have been all year. What holds this at 6: the driver of the acceleration is nowhere in this archive — there is no June-quarter 10-Q, the earnings release exhibit was not extracted, `seg_prod` stops at FY2023 and `seg_geo` is empty — so a 21.4% revenue increase at a $573 billion bank is a fact this dive can verify and cannot explain."

What that means in practice. This dive therefore does two things. It values PNC on the earnings and book-value data that ARE available and states the multiple with normal confidence. And it declines to make any statement whatever about credit quality, capital adequacy or funding, because it has no basis for one — the short-horizon and medium-horizon confidence ratings in the front matter are Low for this reason as much as any other, and the largest single item in the watch lists is the September 10-Q itself.

FY2025 earnings per share rose 20.8% on net income up 17.8%, with the share count down 1.5%. Equity grew $6,160 million, 11.3%, which for a bank distributing 29.9% of earnings is the expected arithmetic and is confirmation that the reported profits are converting into balance sheet.

The consensus requires the second half to grow at less than half the rate of the first, at a company that has beaten five quarters running. That is the same pattern found on BNY and Quanta Services in this batch — estimates trailing a company that keeps clearing them — and it is a modest positive rather than a thesis, because on an 11.8x forward multiple a 3-5% estimate revision is worth roughly $10 of price.

Estimate coverage on EPS is adequate: 14 analysts on FY2026, 15 on FY2027 — the anchor — and 8 on FY2028. The FY2027 EPS range is $20.152 to $22.436, a 10.6% spread. Coverage on REVENUE is thin and collapsing — 8, 7, 3 and 2 analysts across FY2026 to FY2029 — which is normal for a bank, where analysts model net interest income and fees rather than a revenue line.

Bank multiples are anchored by tangible book and return on equity: at a 12.3% return on equity, 2.19x tangible book implies a sustainable earnings yield of about 5.6%, which is exactly the 17.8x reciprocal — so the current multiple is already generous relative to the returns being earned.
- Deregulation and a steeper curve persist. (Knowledge-base sourced, category level.) The only 2026-dated claims in our store on this sector argue that "a steeper curve plus deregulation makes banks profitable and passes credit creation to Main Street." PNC's 36.7% twelve-month return is consistent with that view having been correct, which means it is now partly in the price.
3b. The return bridge (why the multiple moves)
Expected return over the next twelve months decomposes as: EPS growth (+13.2%, from FY2026E $19.010 to FY2027E $21.527) + multiple drift (COMPRESSION of roughly 9%, from today's 13.4x on the current year toward about 12.2x) + shareholder yield (2.79% dividend plus roughly 1.3% buyback ≈ +4.1%) ≈ +8%.
Our base assumes modest multiple compression, and the reason is the entry point rather than the business. The stock is 0.4% from its 52-week high, 17.0% above its 200-day average, and has re-rated 36.7% in twelve months on earnings that grew roughly 20% — so part of the move was multiple, and multiples that expand into a high tend to give some back. At 2.19x tangible book on a 12.3% return on equity, the multiple is not obviously wrong and is not obviously cheap either.
If the multiple held at 13.4x FY2027E the price would be $288 (+13.4%). If it compressed to 10.5x, $226 (−11.1%).
3c. Variant perception (where we differ, what would surprise)
- We are marginally BELOW the street and the street is barely above the price. Our base of $270 is 3.4% below the consensus target of $279.36 and 3.6% below the median of $280, against a rating split of 23 buy to 22 hold with one sell — the most evenly divided coverage in this batch. Neither we nor the street has a strong view here, and the honest summary is that PNC is priced about right.
- Where we differ from the consensus ESTIMATE, and it is arithmetic: the FY2026 number implies second-half EPS growth of 8.7% after a first half that grew 21.8%, at a company that has beaten five quarters running by an average of 9.0%. Watchable number: the 2026-10-15 print against $4.98. A print at $5.25 or better would put FY2026 near $19.7 and drag FY2027 with it — worth roughly $10-15 of price, which is not a thesis.

The scenario: the acceleration is a genuine franchise inflection, return on equity moves toward the mid-teens, deregulation proceeds as the knowledge base's 2026 lane expects, and the largest regional bank re-rates with the sector. +25.9%.
Base is 6.2% above spot; asymmetry roughly 1.22:1 (21.3% down, 25.9% up), plus a shareholder yield near 4.1%. A base 3.4% below a street consensus that is itself only 9.9% away, a payoff ratio barely above parity, an entry 0.4% from the 52-week high, an empty conviction lane and an incomplete risk picture is a Hold.
4. Knowledge base — zero on the name, and an attribution exclusion that matters

The reconciliation runs through the vendor's own interestExpense of $10,897M: $31,342M − $10,897M = $20,445M, which understates the published figure because PNC's interest expense is not a perfect bridge — but the direction and scale are unambiguous, and the vendor's own est.revenueAvg for FY2025 of $23,056.3M sits within 0.2% of the derived published figure. So the file contains the correct basis in the estimate block and the gross-up basis in the historical block. Consequential rejections: netProfitMarginTTM of 24.97% (correct on published revenue: approximately 30%), evToSalesTTM, and every margin ratio.
2. inc_q CHANGES BASIS between the December 2025 and March 2026 quarters. Q2 2025 through Q4 2025 report revenue of $8,376M, $8,794M and $8,720M with interest expense of $2,715M, $2,879M and $2,649M — the gross basis. Q1 2026 reports $6,165M, which matches the 10-Q's published $6,165M — the net basis — while STILL carrying an interest-expense line of $2,483M. And Q2 2026 reports $6,875M with interest expense of ZERO. A reader computing year-on-year quarterly revenue growth across the break would see revenue falling 18% in a quarter it actually rose 21.4%. 5. The enterprise-value and invested-capital framework is structurally inapplicable to a deposit-funded bank — REJECTED as a class. enterpriseValueTTM of $158,974M treats $573 billion of assets funded largely by customer deposits as if the deposits were absent; netDebtToEBITDATTM of 5.96x, evToEBITDATTM of 16.45x and returnOnInvestedCapitalTTM of 1.25% on investedCapitalTTM of $194,775M follow from it. freeCashFlowYieldTTM of 5.27% is computed with capitalExpenditure set to ZERO in every year, so free cash flow equals operating cash flow — which for a bank swings with loan and deposit balances and bears no relation to distributable earnings ($10,111M in FY2023, $7,880M in FY2024, $4,384M in FY2025 on rising net income). All discarded. The measures used are EPS, book and tangible book value per share, return on equity and the payout ratio.
6. seg_prod stops at FY2023 and seg_geo is EMPTY. The most recent segment entry is FY2023 — Retail Banking $12,925M, Corporate and Institutional Banking $9,269M, Asset Management Group $1,452M — so the payload contains no segment data for FY2024, FY2025 or FY2026, and there is no way to see which business is driving the 21.4% revenue acceleration. seg_geo returns []. Benign in the sense that PNC is entirely domestic, damaging in the sense that the growth cannot be attributed.
7. Why it is a Hold, stated as three reservations.
First, the price has it. 0.4% below the 52-week high, 17.0% above the 200-day average, at 11.8 times FY2027 consensus and 2.19 times tangible book, after a 36.7% twelve-month return. Our base of $270 is 6.2% above spot with 1.22-to-1 asymmetry and sits 3.4% BELOW the street's $279.36 — and the street is split 23 buy to 22 hold with its lowest target 1.1% above the market.
Second, and more seriously: we cannot see the credit book. There is no June-quarter 10-Q in this archive, the second-quarter earnings release and financial supplement are furnished exhibits that were not extracted, and no capital ratio, net interest margin, charge-off rate, allowance coverage or deposit balance exists for any period after 31 March 2026. For a bank those are the numbers that matter most, and a dive that cannot see them should say so and reduce its confidence rather than proceed as if it had.
Third, the acceleration is unexplained.
